Reichman v Beveridge [2006] EWCA Civ 1659, [2006] All ER (D) 186 (Dec):

Where tenants fail to pay rent due under the lease and abandon the demised premises, landlords are under no duty to mitigate their loss when seeking to recover arrears of rent eg by finding another tenant.
